Living in the flat while it is painted

Most interior jobs happen around people who still need somewhere to sleep. We work room by room rather than opening up the whole flat, so bedrooms come back to you the same evening they are done.

Low-odour and odourless products make that possible. Nippon's odourless range and the low-VOC equivalents from Dulux cure with far less smell than standard emulsion, which matters in a flat where the windows on one side face a corridor.

If anyone in the household is pregnant, asthmatic or sensitive to smell, say so when we quote. That changes which product we bring. The price stays the same.

How long it takes

A three-room flat is one to two days. Four-room, two days. Five-room or executive, two to three. Landed interiors depend on ceiling heights and how much timber there is.

Humidity moves these numbers. In a wet week a second coat may need a few more hours than the schedule assumed, and we would rather tell you that than put a coat on a wall that is not ready.

Choosing colour without regretting it

Paint a sample patch on the actual wall and look at it at three times of day. A colour under a showroom spotlight and the same colour on a north-facing HDB living room wall are not the same colour, and printed chips are the worst guide of all.

Light direction does most of the work. South and west-facing rooms take cool greys well because the afternoon light warms them back up. North-facing rooms turn the same grey blue and cold.

Ceilings are almost always flat white. Flat finish scatters light and hides the small undulations every concrete ceiling has, where a sheen would pick each one out.

Finish matters more than most people expect

Matt on the ceiling and on bedroom walls. Something washable in hallways, kitchens and anywhere a child's hand reaches, because matt emulsion marks and cannot be cleaned without burnishing a patch.

Full gloss belongs on doors, frames and skirting rather than on walls. It is hard-wearing and it wipes, but it shows every flaw in the surface underneath it.

Where the cost sits

Interior repaints start at $588 for a three-room flat, $688 for a four-room and $788 for a five-room, for two coats on walls and ceilings. Furniture covering and the final cleanup are inside that price.

What moves the number: sealer on a resale flat, extra colours beyond the first two, and the condition of the walls. A twenty-year-old unit with filled cracks and patched plaster takes longer than a BTO handover does.
